A new study estimates Irish property values rose by 11% over the past year.

The report from estate agents DNG says inflation was highest in the South West.

So that's including Limerick, Clare, and Tipperary.

Prices Bouncing Up By €70k In A Day

While prices jumping by €70,000 in a little over a day should be unheard of.

Conor Sheehan says it is typical of the situation in Limerick.

"So a house went up near me last Thursday morning for 170,000."

"By Friday evening the house had gone up to 240,000."

"I pulled out but there were still 2 bidders left."

Limerick Prices Are Out Of Reach

The 28-year-old Labour councillor moved back in with his parents to save.

He has been looking to buy for almost 6 months.

But he says ever-rising prices keep this goal out of reach.

"I've saved and grafted for a considerable period."

"It just feels like, as soon as I got a foot on the ladder, that ladder was pulled out from under me."

The DNG report estimates property values in the South West region jumped by nearly 16% over the last year.

DNG director of research Paul Murgatroyd says there has been a surge in demand.

"We've seen a record level of mortgage approvals in recent months."

"But we've got lots of buyers chasing a limited supply of homes."

But the company says there is some hope for buyers.

Inflation's set to level off slightly towards the end of the year as more new homes come to market.
